PROJECT MANAGMENT OBJECTIVES & KEY-TASKS
1st key-task: PLANNING THE DEVELOPMENT
It represents the actual planning of all relevant activities, the phasing from idea to completion.
2nd key-task: PREPARING THE BIDDING DOCUMENTATION
Our specialists review and approve together with a specialized studies office all bidding documents (e.g. technical design, bidding book, technical specifications, budget etc.)
3rd key-task: OVERSEEING THE BIDDING AND AWARDING THE CONTRACT
Due to their specific nature, construction contracts are more difficult to follow by most of the outsiders, so we gladly assist.
4th key-task: SUPERVISING AND MONITORING THE CONSTRUCTION WORKS
We act as a buffer between our client and all contractors ensuring:
- any written correspondence (e.g. notifications, instructions, approvals of works or expenditures etc.);
- approval of the master program and subsequent modifications, followed by all necessary monitoring to make sure that all construction works are done only with our consent;
- mediate any notification of “Unforeseen conditions” and find together with all involved parties the solution to overcome the situation;
- the participation to all field tests and inspections of installation and equipments and obtain all subsequent compliance reports;
- the supervision of the “warranty test” and of all necessary follow-ups to make sure that it complies with the construction contract and with the design;
- a seamless coordination between invoiced works and actual costs and works;
- the preparation of bank reimbursements applications and of any general reimbursement issues.
As we fully understand the importance of a good communication, our specialists periodically send to our clients varied progress reports, among which we mention:
- A short brief describing any events or situations that, in our opinion, can create the premises of delays or increases in costs;
- A spreadsheet comparison of all due and paid expenses that the contractor is entitled to up to the end of the reporting period;
- Periodical photos of the construction site and of the construction progress;
- Copies of all quality certificates, test results of materials; also, copies of all notifications, agreements, approvals, decisions issued to the contractor during the reported period.
In addition to the executive activities mentioned above, we make sure that all contracting parties comply with the Romanian Quality Control in Construction Law no. 10/1995.
